Vacant Land List started with a simple frustration. Searching for affordable land online meant scrolling through the same overpriced listings again and again, chasing deals that had already sold, and competing with dozens of other buyers for the few good parcels that did show up.

Meanwhile, some of the best land deals in the country were never listed publicly at all. They sold quietly, through word of mouth and investor email lists, to people who simply heard about them first. Everyday buyers, the people who could benefit most from affordable land, rarely had a way in.

Founder Gerald Harris set out to change that. The idea was straightforward: find great off-market land, check the details, and share the best deals with everyday buyers by email before they reach the crowded listing sites. What began as a short list shared with a few interested buyers has grown into a newsletter read by more than 8,000 people across the country.

Not every cheap parcel is a good deal. Before a property makes it into the newsletter, we look for a few things:

• Clear, simple terms, with the down payment, monthly payment, and total cost spelled out
• A verifiable parcel, with an APN you can look up in county records
• A real use, whether that is camping, building, recreation, or a long-term hold
• Honest disclosure of access, utilities, and any known restrictions
